Where do I get information on housing market stats and trends?

As your Denver Real Estate Insider I strive to stay on top of the local housing market. I compile information directly from our local MLS and utilize other great sources like the Colorado Association of Realtors (CAR) and The Home Builders Association of Metro Denver for local statistics. For overall housing statistics, Hanley Wood Market Intelligence publishes quarterly reports on home building and home buying. In addition, I'll occasionally check with the U.S. Bureau of the Census in Washington, D.C. to try to discover newer trends in the market. For this or any information on the condition of the local real estate market, please don't hesitate to contact me directly.

Where do I get information about finding a real estate attorney?

I would be happy in assisting you with a few recommendations. However, I would also recommend contacting your local bar association, which offers local referral services. When you have several names, call each to find out about fees and their level of experience.

Where do I get information about closing costs?

I have a network of lenders who are happy to explain the ins and outs of closing costs. For more on closing costs, check out the Federal Citizen Information Center's "Consumer’s Guide to Mortgage Settlement Costs".

What standards do appraisers use to estimate value?

Appraisers use multiple factors when determining a home's value, including the square footage of the home, the condition of the home and neighborhood, lot size (if applicable), comparable local sales, any pertinent historical information, sales performance and indices that forecast future value. Where can I find out about the tax benefits of being a home owner?

There are huge benefits to owning a home including the ability of writing off the interest you pay your mortgage holder on a monthly basis.  I've compiled a list of seasoned accountants and financial advisors who know the ins and outs of tax benefits for home owners.  You can also check out www.irs.gov for more details. 

How do I find a home inspector?

I can provide you with a few referrals, however many of my clients like to keep their inspector independent from the transaction. Inspectors are listed in the yellow pages. You can ask for referrals from friends. Ask for their credentials, such as contractor's license or engineering certificate. Also, check out their references.
